Nestled in the heart of tranquility in the hills of Koh Samui, Ban Kinaree strikes an idyllic balance between contemporary grandeur and Thai-Balinese timelessness. 

The walk-through the entrance area with its solid wood carved door and water features gives away the atmosphere from the 1st step into the villa. 

Ban Kinaree is made of 3 separate pavilions harmonized in a terraced compound setting with a luxuriant yet simple garden landscaping.

The smallest pavilion hosts one bedroom; the largest and main pavilion features the large living/dining/kitchen as well as the 20 meters terrace overlooking the Bophut Bay on the first floor, 2 bedrooms occupy the ground floor; the 3rd pavilion hosts the master bedroom and the 5th bedroom on the ground floor.

The layout of the property and the garden setting with its waterfall provide both ample privacy and comfort to everyone when desired and also allows great entertaining when opened up as a complete residence.

Each of the bedrooms has been designed to provide optimum comfort and privacy by featuring oversized sleeping area and grand bathrooms with both shower and a large bathtub.

All bedrooms are equipped with a TV and DVD player and full length sliding doors with a view to the ocean. All attention of Ban Kinaree gathers around the large infinity-edge and black tiled swimming pool, which reaches out to a stellar view of greenery and ocean.

The pool Sala presents a full bar and BBQ as well as a giant screen and projector for movie fanatics while others may indulge themselves in the privacy of the Jacuzzi attached to the pool. 

The villa location, up in the hills and 10min drive from the Bophut "Fisherman Village", provides Guests with stunning sunrise and sunsets settings while dominating the neighboring island of Koh Phan Ngan and being a short drive away from the beach or nearby restaurants.

• Extra Beds will be charged regardless of the age of the Guests when occupancy is over villa allocation as specified above.

• Remark (*) Minimum stay are require of each period :
  * Intermediate Seasons and High Season: minimum 3 nights stay is required
  * Prime Season : minimum 5 nights stay is required
  * Christmas & New Year :
     - 7 nights minimum for all villas
     - For a booking overlapping Christmas & New Year, a minimum of 10 nights is required
• Wedding and Private Parties :
  - For any wedding and/or private party with attendance larger than 1.5 times the bedding capacity of the villas, the following is applicable:
  * Premium of US$1,200+ (subject to 7% tax) for up to 80 guests
  * Premium of US$1,500+ (subject to 7% tax) for 81-120 guests
  * Premium of US$1,800+ (subject to 7% tax) for 121-150 guests
  - A refundable guarantee deposit of US$1,500 is required to cover any potential damage, payable on site.
  - A cleaning fee of up to US$350 will be charged on site to the Guests depending on service provided by a professional sub-contractor
  - The above premium are applicable per function for a duration of 24hrs (ie consecutive parties over several days will be eligible for multiple premium charges)
  - All villas can only accommodate a limited number of guests, depending on the property.
